High Park South Swansea Real Estate and Neighbourhood:

Both High Park South, to the East of Humber River and Swansea, to the West are some of the most prestigious neighbourhoods in Toronto. Real Estate ranges from luxury high end & upper middle class to semi detached and bungalow housing mostly built in the first 30 years of the 19th Century. These Homes are further North in the area and overlooking Grenadier Pond.

 

When the Queensway was being built in the 1950’s there was a focus on developing industry and with this brought many apartment buildings and row housing. Since the start of this century, mush of the industry has been torn down to make way for Condominiums and Townhomes.

 

Bloor Street West to  the North, the Queensway to the South, South Kingsway to the West and Roncesvalles Avenue to the East.

High Park South and Swansea Neighbourhood History:

In the 19th Century, M Jean Baptiste inhabited Swansea during the French Regime. After the fall of the regime, When John Graves Simcoe arrived into Toronto with the first settlers, Toronto was surveyed and much of the land along the Humber River was designated towards the King’s Mill, (Now known as Old Mill). Baptiste decided to leave rather than relocating to the west side of the Humber River. In the 1880’s still much of the forestry was unused, and the land was parceled off along Bloor St. and sold off. You could say this was the start of Bloor Street West.

The area south of Bloor was known as Windermere due to its similarity to the lake districts in England.  Industry along the train tracks was developed in the South end of Swansea. This included the Ontario Bolt Works. Many of the lakes were filled on to accommodate development.

In the late 1960’s Swansea became part of the Metropolitan Toronto.

High Park South to the East of Humber River is similarly a prestigious area with upper middle to high-class residents for the most part. The Majority of this area is residential with mostly large Edwardian and Victorian period homes. The only industry here today is the Toronto Transit Commission carriage yard and St. Joseph’s Health Centre.

 

Who’s Buying in Riverdale North and Greektown District Neighbourhoods:

Up until the last decade, the majority of the demographic who were buying into these well established and sought after neighbourhoods were well to do, upper echelon professional families who wanted to avail of the higher than average levels of society as well as the higher level of education provided by the schools. However, many newer condominium towers, low rise developments and townhomes have opened up the market to far many more younger buyers as well as retirees who no longer want the hassles of dealing with a large house.

In the southern end of Swansea however, a more modest and affordable home; be it either row housing or bungalows has allowed for a more varied demographic of buyer, and in many case over the last decade, first time buyers have been purchasing in this area.

High Park:

Transportation:

Subway: Bloor-Danforth line running east-west along Bloor Street West.

Buses: 80 Queensway Bus running north south from Bloor and Keele Subway Station and along Queensway all the way to Sherway Gardens in Etobicoke.

The 77 Swansea Bus runs north south from the Bloor Danforth Subway Line through Swansea on Winderemere

Streetcars: The 501 Queen Streetcar runs from Queen and the Queensway all the queen to Long Branch in Etobicoke which connects to the GO Train.

For Driving the Gardiner Expressway and the Lakeshore Blvd run east-west along the south perimeter of both neighbourhoods.

 

Shopping and Restaurants:

Bloor West Village has one of the most vibrant areas for shopping and all sorts of dining. Just head along Bloor St. W. towards Jane St. and you'll be amazed by the selection of smaller family owned type stores.
