Library District Condominiums Real Estate Amenities and Neighbourhood:

This development is one that excites me amongst most in this area which is mostly predominated by Concord Adex’s development in downtown Toronto. In keeping with tradition possibly with their original development in the area which was a groundbreaking building at the time in the 1990’s; 20 Niagara, which is a block north of where Library District will be built, was at the time a modern soft loft style development and sparked the demand for such a product in the downtown condominium market. Context Developments also developed Tip Top Tailors.

 

Two very unique features being developed with this building are Toronto’s 100th Library and a new park entitled, Mouth of the Creek, (Referencing Garrison Creek). This will allow these key features to be utilised by residents of Library District and the other many building being developed over the coming years, it is estimated that about 20,000 residents will be moving into the area over the next 4 years. Thankfully and hopefully this is a sign that the city finally gets that they need to put more pressure on developers for mixed use developments in this waterfront area, make it self sustaining and give the option to people to shop and live in the area as opposed to it being a necessity to go to Queen St W or King St W. for shopping and entertainment.

 

Context Developers, along side KPMB Architects and Janet Rosenberg Landscape Architecture are bringing forth a great project which is going to be a breath of fresh air and just add some flair to the area. The lower façade of the building has long vertical posts replicating spines of a book in coloured blues, greens and yellows to blend in with the park’s colours and the lake right behind. To the north will be a link to the Northern Linear Park, which ultimately will be a pedestrian and cycling trail into the downtown core.

 

The defining amenity for the building is without doubt the lobby. An entire wall is devoted to shelving where a great diversity of books will be displayed. This leads to the Author’s Club, a 3 level pavilion overlooking Mouth of the Creek Park. Also this amenity space will have a party and entertainment room, a gym with sauna and locker rooms, bar and kitchen along with outdoor terraces.

 

Interiors to the units are modern and eloquent. European style kitchen design, with granite countertops, under mount stainless steel sinks in the kitchen and bathroom, optional efficiency dual flush toilets and a unique and innovative option to use porcelain tiling through out the main, dining, kitchen and foyer walls, giving a very European and congruent feel to the units. This is unique! (Of course I write this today!, tomorrow it may not be!)

 

Another interesting aspect is the attention to green features with the building. As mentioned, optional dual flush toilets, landscaping irrigation systems designed for efficiency, optional sunscreens help reduce solar heat gain in the summer. High efficiency boilers and chillers. Car share services and energy star appliances. Energy efficient thermal glazed aluminum windows and locally manufactured kitchens.

Parks and Recreation:

Mouth of the Creek Park will be developed in conjunction with the entire project and is going to be a great recreational area right at your door step.

However if you wish to stray further there are many many more options just minutes away. You’re just steps from the Lakeshore and Queens Quay so a world of parks and recreation are there for you.

Little Norway park is directly to the south on Bathurst street. Head east along the Queens Quay and you’ll find the Toronto Music Garden, the HTO Parks and the Harbourfront centre which has fun events all year round, especially in the Summer with outdoor free concerts every week.

Head west along the lakeshore and there are several parks and trails for bikers and walkers alike.

You are minutes away from the ACC and the Rogers Centre and Exhibition place.

 

 

Transportation:

Transportation is very efficient from the Library District building. Right outside the front door one can hop on various Streetcars. The 511 Streetcar takes you up and down Bathurst Street all the way to the Bathurst stop at the Bloor - Danforth Subway Line and to the Exhibition grounds. Walk to Lakeshore and Bathurst and the  509 Streetcar goes from the Exhibition grounds to Union Station. If you’re traveling on the 509 Streetcar towards Union, you can get off at the Lower Spadina stop at Harbourfront and get the 510 Streetcar north bound to the Spadina stop of the Bloor -  Danforth Subway Line.

 

 

 

Shopping and Restaurants:

Head towards the sophisticated King St West for the great and diverse selection of food. Felling like some very fine food, and I know I’ve mentioned this in some of my other pages, head to Luma which is in the Toronto International Film Festival’s building. Otherwise the world is really at your fingertips for food, head to China Town for authentic Chinese and Thai. Head up to Bloor and Bathurst and go to Korean Town, my favourite hole in the wall is Umji Bunshik, it’s on the south west corner of Bloor and Bathurst. I went there on my first trip to Toronto 8 years ago and I’m still going there today.

Queen St. West for the shopping!,Trendy funky clothing stores and shoe stores line Queen St. West. Catch some of the hotter up and coming bands, as well as established in the famous Horseshoe tavern. Catch a game of pool at the Rivoli pool hall. You’ve got your usual chains such as Club Monaco and Le Chateau mixed with more grass roots stores such as Black Market Vintage clothing and So Hip it Hurts, where incidentally I got my red vans for my wedding!
